The Studios, 58 St. Mary's Road Market Harborough. ICON recently moved to new premises at The Point in Market Harborough. As a result it has a short lease available on it's old premises at 58 St. Mary's Road in Market Harborough. The property is currently empty and ready for immediate occupation. Outside there is a gravelled parking area that overlooks a lawn. There is also a separate tarmaced parking area. A door entry system leads into a ground floor entrance lobby with storage cupboards. There is a separate lock-up garage type storage area accessible from this lobby or via an alternative external pair of doors. Upstairs there is a large open plan area that can be used as an office / studio with a kitchen area at one end. There is a small office that can seat about two people and a conference room with projector screen that could seat up to 10 or so. Finally there are male and female toilets. A floor plan of the office space in PDF format is available here. Parking The lease allows for 4 No. parking spaces directly outside the office. There is actually scope for parking about 12 No. cars. The Lease The lease can either run until 31st October 2008 or until end March 2009, possibly longer. Either way it is likely that the lease will be drawn up between the landlord and new tenant, ICON only acting as the introducer with the existing lease being negated. Floor Area Downstairs Lobby - 155 ft2 / 14m2 Bills Council Tax is currently £1,536 per annum (to be confirmed). Electricity was about £130 a month BUT this covered the storage heaters, lights and 30 or so computers and associated electrical equipment that was on 24hrs a day. Water & sewerage is £240 per quarter. Building insurance is paid by the landlord and is split between our building and two adjacent businesses. It's about £180 per annum.
